I don’t want this to be the typical, boring, real estate blog. Real estate is fun and exciting! I am a full-time Realtor living in Aurora Colorado and I adore my chosen career!

You’re NOT paying my closing costs?!

In this volatile real estate market I have found that many buyers; especially those that are first time home buyers, do not understand that closing costs are in fact the buyer’s responsibility. They wrongly assume that sellers are going to pay them. Entry level homes may indicate the sellers willingness to pay a portion of the closing costs but in higher priced homes the likelihood diminishes.  Make sure your Realtor checks the comparable sales in the neighborhood and price range you are interested in when you submit your offer to the seller requesting closing costs.

Closing costs can be negotiated in the sales contract so that the seller pays them, but the seller does not have to agree to do so. There are other avenues that the buyer can utilize to obtain closing costs such as a gift (on FHA loans) or assistance programs such as CHAFA (income limits, etc. apply on this program).  A qualified Realtor and Loan Officer should be able to assist you with this.

If your agent or lender can not, or will not, it’s time to move on to someone who has your needs first in mind and has the education and background to help you

Windsor Gardens Market Analysis April 2011

A total 2,690 units are  in Windsor Gardens located in Denver Colorado.  In the previous 12 months, 122 units have sold. 97 units were 2 bedrooms, 25 units were 1 bedroom. On April 4th there are currently 27 active listings, 22 two bedroom; 5 one bedroom.

The absorption rate on two bedrooms is 7.33 and 1.67 for one bedroom per month. This represents a 12 month supply of homes for both the one and two bedroom units. Six months of inventory is considered a normal market. Twelve months indicate a buyers market. 

Windsor Gardens does have a age restriction; you must be at least 55 years old to live there.

The average price per square foot on the two bedroom is $72 (or $75,625) with an average marketing time of 151 days. The one bedroom averages 270 days with a price per square foot of $61 (or $59,900)

The Home Owner Association (HOA) fees run from $225 to $456 per month   depending on the unit. This fee includes Insurance (exterior), Building and roof, Snow and trash removal, water, heat, Clubhouse with fitness center, pool and ground maintenance.

What is wrong with this picture????

This is a home located in Aurora Colorado. It has a 3 car detached garage. Notice the HUGE tree blocking the entrance/exit to the 2 car portion (and the electric line anchored to the dirt)  What were they thinking???

Aurora Highlands Market Analysis as of March 2011

According to my title company, we have 1,100 homes in Aurora Highlands (not including Vista’s or Aurora Highlands 2nd Filing; South of the Safeway shopping center) During the period of 3/22/10 to 3/22/11 we had 62 sales in the area for an average of 5.17 sales per month!

The average price per square foot for the year was $104.60. During the past 3 months the average price per square foot dropped to $82.43. Please note, each floor plan will have a different price per square foot; this is an average of all floor plans. It should also be noted that electric heat and gas heat commanded basically the same price. The days on market have increased to 137 days from 39 days when they were offering the tax credit for 1st time buyers.

On 3/22/11 we had 16 active listings; or less than 3 months of inventory, which is very good news if you are a seller. (6 months is considered a normal market, less than that is a sellers market and more than 6 months would be a buyers market) Of those listings, 4 of the listings are short sales, 4 are bank owned and 8 are regular sellers. This ratio is what I am seeing throughout the area, not just Aurora Highlands.

I’ve heard of Space Cowboy but….

I like to take out new clients and show them everything, from soup to nuts so their tolerance for repairs can be determined. After that is determined, I will preview properties and eliminate properties that do not meet their criteria (why waste their time, right?)

This is a property in Aurora Colorado. It was a back bedroom. All the walls and the ceiling were painted black and this was paited on the wall

Real Estate can be pretty darn funny! My client and I had a good laugh and moved on to the next property (this was above her tolerance level)
